When is the right time to invest?
Any time is right to invest in real estate. But now is particularly a good time. The market is in turmoil and amidst of a much needed correction. After some exhilarating years where price sky-rocketed to unsustainable heights, the market is finally correcting itself. Lax borrowing rules made speculators out of many of us making real estate the engine of the economy at-large. Therefore, the 20% price devaluation we are seeing is normal and for many reasons, welcomed.
Investing in foreclosures makes sense in the actual state of the market. The numbers are still increasing and some experts have been warning that the wave will not subside before 2010. The reason is that the bulk of adjustable rate mortgages (ARM) will mature at the end of 2008 and in 2009. What really we are seeing is only the tip, not the whole story.
But before you start negotiating directly with owners in distress, make sure that you know the law of foreclosures, if any, in your state. Some states don't have any law and negotiation with home owners can be done rather freely. However, we will never repeat enough that distressed owners are vulnerable and fairness and ethical behaviors are a must.
Navigating foreclosure laws in some states can be very confusing. It is imperative that, if you choose to approach owners, you understand what is legal and what is not. Claiming ignorance can be costly. In some states, ignoring the rules can lead to prison terms and hefty fines.
If direct negotiation is not possible or is not enough, auctions are a good way to buy at great discount. Again, investors should do their homework and know exactly the process of buying at foreclosure auctions. This is not the absolute El Dorado and due diligence is necessary.
